A house full of belongings?
Take what you want to keep. You don’t need to organize an estate sale or empty the house before I can consider buying it. Unwanted items can stay, as agreed in the purchase terms.
If selling is the right next step, I can help. I buy inherited properties as-is—no repairs or cleanout needed, and I cover closing costs.
A conversation first. An offer with no obligation.
If you’re considering selling an inherited property, the belongings, repairs, and day-to-day responsibilities can make it hard to know where to start. An as-is sale gives you another option.

You don’t need to hire contractors or pay for updates to prepare for my offer. I evaluate the home in its current condition, with the work it needs already taken into account.
Tell me where you are and how access to the home can be arranged. I can coordinate a property visit with you so you don’t have to make a trip just to get the conversation started.
Property taxes, insurance, utilities, and upkeep can continue while you decide what to do. If selling makes sense, I’ll discuss a closing timeline with you so you can plan for moving on from those ongoing responsibilities.
You don’t need to have the house ready before you reach out. A little information about the property and what you need is a good place to begin.
Call, text, or email me. Share the address, the condition of the property, and any timing concerns. If it makes sense to move forward, I’ll arrange a visit with you.
I’ll evaluate the property and discuss an as-is offer with you. You’ll be able to review the price, what’s included, and the proposed closing date before deciding.
If you accept, the closing attorney will handle the title work and closing requirements. I’ll work with you on timing, and you won’t need to make repairs or clear out unwanted items.

My offer includes covering closing costs. Any existing mortgage, liens, taxes owed, or other property obligations need to be reviewed separately. You’ll be able to review the proposed terms and closing figures before proceeding.
You’re welcome to contact me while you’re still working through the estate. Any sale will need to be coordinated with the closing attorney and, where applicable, the estate’s attorney to confirm who can sign and when closing can take place.
No. There’s no obligation to accept an offer. You can ask questions, consider the terms, and decide whether selling to me makes sense for you.
I can help with that, too. In addition to buying homes through Birch & Brook Property Partners, I’m a licensed real estate agent with eXp Realty.
